Quick answer

Attic insulation removal in Salt Lake City uses high-powered vacuums for blown-in insulation and hand bagging for batts, so the roof deck and ceiling can be cleaned and the moisture source fixed. Insulation that got wet from a roof leak, an ice dam or a bath fan usually comes out rather than being left to dry.

When insulation has to come out

Insulation that got soaked from a roof leak, an ice dam or a bath fan venting into it packs down, loses its value and can hold moisture against the ceiling. When the sheathing above has mold, the insulation also gets in the way of cleaning.

Removing it lets us see and clean the attic properly, and new insulation goes back only after the cause is fixed.

What drives the cost of insulation removal

Removal is priced by the attic area and how the insulation has to come out.

  1. Attic sizeSquare footage of the ceiling plane.
  2. Insulation typeVacuuming blown-in versus bagging batts.
  3. DepthSeveral layers take longer.
  4. AccessLow pitch and small hatches.
  5. ReinsulatingNew insulation, baffles and air sealing.

Remove it all, or only part?

SituationUsual approachWhy
Wet patch below one leakRemove the wet area onlyThe rest is dry and still doing its job
Mold across the roof deckRemove enough to clean the whole deckThe sheathing cannot be cleaned under insulation
Old, compressed or contaminated throughoutFull removal and new insulationCleaner and more effective than topping up

Blown-in insulation removal

Blown-in cellulose and fiberglass come out with a large vacuum that feeds into bags outside the house, so nothing is carried through your rooms. We work bay by bay, down to the ceiling drywall, and leave the attic ready for cleaning. Where wet insulation is limited to one area, we remove that section and leave the dry insulation around it. Anything that has grown mold is bagged and hauled away rather than stored, reused or spread back across the ceiling.

Batt insulation removal

Fiberglass batts are rolled up and bagged by hand in the attic. It is slower in a tight or low-pitched attic, but it lets us look at the ceiling drywall and the top plates underneath as we go. Wet batts are heavy and often stained, and the ceiling below them may need checking from the room side. Batts that are dry and clean in parts of the attic that were not affected can usually stay in place, which keeps the cost of the job down.

Reinsulating after remediation

Once the attic is clean and dry and the moisture source is fixed, the attic gets insulated again. Before the new insulation goes in, we make sure baffles hold the eaves open for airflow and the obvious air leaks from the house are sealed, because warm air leaking into the attic is what caused many of these problems in the first place. Then insulation is blown or laid in to the depth the attic needs, and the job is finished with the hatch sealed.

Ogden-area attics from the 1970s to the 1990s

South Ogden's median home was built in 1979 and North Ogden's in 1993, and attics of that era often have several layers of insulation from different decades piled on top of each other. When a roof leak or ice dam soaks part of it, the wet layer is usually buried under dry fill. That is why we check readings at the ceiling line, not just the top surface, before deciding how much needs to come out.

How the job runs, step by step

  1. 1

    Inspect the attic

Readings at the surface and ceiling line.

  2. 2

    Find the cause

Leak, ice dam or fan duct.

  3. 3

    Seal the hatch

So dust stays in the attic.

  4. 4

    Remove insulation

    Vacuumed or bagged.

  5. 5

    Clean the attic

    Sheathing and framing cleaned.

  6. 6

    Fix the cause

    Repairs before closing up.

  7. 7

    Reinsulate

    Baffles first, then new insulation.

How long the attic is out of commission

Removal and cleaning usually take a day or two for a typical attic. Drying and repairs, such as a roof fix or a new fan duct, happen before reinsulating.

The house stays usable throughout, because the work is all above the ceiling and the attic hatch stays sealed.
