Whole-house mold remediation in Salt Lake City is a phased job: map moisture across every level, contain and clean the worst areas first, then move room by room so clean spaces stay clean. This Old House puts whole-home remediation at $10,000 to $30,000, depending on the area affected.
When a house needs more than one room cleaned
Whole-house jobs usually follow a big water event, a long-vacant home, or growth spread through the HVAC. The risk is moving spores from dirty rooms into clean ones during the work, so the plan matters.
We map the house, decide the order, and build containment and air flow so the work moves from the cleanest areas toward the worst.

What whole-house remediation costs
Whole-house jobs are the high end of remediation because of the area and phasing involved.
- Rooms affectedTwo rooms or an entire level.
- PhasingWorking around people who live there.
- HVACDuct cleaning if spores spread through the system.
- DryingEquipment days across several zones.
- TestingClearance samples per zone.

Multi-room containment
Several rooms can be contained together or in sequence. We decide based on where people need to live, where the growth is heaviest and how air moves in the house. Each zone gets its own plastic walls, zipper door and air scrubber, and the HVAC is sealed so it cannot carry spores between rooms. Work moves from lighter areas toward heavier ones, so once a zone is clear it stays clear. Everyone in the house knows which doors stay closed and which rooms are off limits until each zone is cleared.

Remediation while you live in the house
Most families stay home during a whole-house job. We phase the work so you keep a kitchen, a bathroom and somewhere to sleep, and we seal each work zone tightly enough that the rest of the house stays usable. Negative air keeps pressure lower inside the work area than in your living space. For households with asthma or a new baby, staying elsewhere during the heaviest phase can make sense, and we will tell you honestly when that is and for how many days.
Vacant and bank-owned homes
Homes that sat empty with the water or heat off often have growth in several rooms: a frozen pipe that burst, a roof leak nobody saw, or humidity trapped in a closed-up basement. We work for owners, investors and agents, document conditions before and after, and move faster because nobody is living there and every room can be contained at once. Photos and readings give buyers and lenders a clear record of what was found, what was removed and what was done, room by room.
What a whole-house job includes
- A moisture map of every level, attic to basement
- A written plan for the order rooms are handled
- Containment and negative air for each work zone
- HVAC shut down or sealed while the work runs
- Removal of moldy materials room by room
- Cleaning and drying of framing throughout
- A final check of every zone before it reopens
After the 2023 runoff
In April 2023 Salt Lake City, Salt Lake County, Millcreek and Emigration Canyon all declared local flooding emergencies as the record snowpack melted. Homes that took water on a lower level during a spring like that often need more than one room addressed months later, because water spread under flooring and into walls that looked dry once the puddles were gone. That is the kind of job where a full-house moisture map comes before any removal.
How the job runs, step by step
- 1
Map the house
Readings on every level.
- 2
Plan the order
Which zones, when, and where you live.
- 3
Seal the HVAC
So it cannot carry spores.
- 4
Contain zone one
Plastic, zipper door, negative air.
- 5
Remove and clean
Damaged materials out, framing cleaned.
- 6
Dry and check
Readings normal before reopening.
- 7
Move to the next zone
Repeat until the house is clear.
How long a whole-house job takes
A whole-house remediation runs in phases over days to weeks, depending on how many rooms are affected and how long drying takes after removal.
We give you the phase plan before work starts, so you know which rooms are out of use and when.

One zone at a timeEach zone is sealed, cleaned, dried and checked before the crew moves to the next one.
Questions about whole-house mold remediation
Usually. We phase the work so you keep a kitchen, a bath and a bedroom.
If spores spread through it, yes. See HVAC and duct mold removal.
Yes, for owners, investors and agents, with documentation for buyers.
Separate containment per zone and negative air so air flows into the work area.
It is useful on whole-house jobs, especially before a sale.
