Quick answer

Contents cleaning and pack-out in Salt Lake City means moving belongings out of a room before containment goes up, cleaning hard items and washable fabrics, setting aside porous items that grew mold, and returning the keepers after the room is cleared. Photos and an inventory of everything moved go to you.

Why belongings need their own plan

A room cannot be sealed, dried and cleaned with a bed, a dresser and twenty boxes in it, and moving things around inside containment spreads spores onto them. Belongings need to leave first, in an order that keeps clean items clean.

We photograph each item group, note its condition and decide with you what is worth cleaning, what can simply be wiped and moved, and what grew mold and should go.

What drives the cost of contents work

Pack-out is priced by volume and how much cleaning the items need.

  1. VolumeOne room of furniture or a whole basement.
  2. DistanceAnother room in the house or off-site storage.
  3. CleaningWipe-down only or laundering and detail cleaning.
  4. Large itemsPianos, safes and heavy furniture.
  5. InventoryPhoto records for an insurance claim.

Pack-out and storage during remediation

When a room or a whole level is being remediated, its contents go to an unaffected room in the house or into storage until the work is finished. Items leave through a cleaned path, wrapped and labeled by room, so nothing from the work area brushes past clean spaces. Large furniture that cannot move far is wrapped tightly in plastic and set aside. When the room passes its final check, everything comes back and goes where you want it, checked against the photos taken on day one.

Cleaning salvageable belongings

Hard items such as metal, glass, plastic, sealed wood and most electronics usually clean up with HEPA vacuuming and a wipe-down. Clothing, bedding and curtains with light odor or surface growth often come back with a hot wash and complete drying. Mattresses, upholstered furniture, cardboard, books and photos that grew visible mold rarely recover. We say so plainly and document those items, rather than charging to clean something that will smell again in a month. You decide what goes, with the list in hand.

What a pack-out includes

  • Photos of each room and item group before anything moves
  • Sorting into clean, cleanable and not salvageable
  • Wrapping and labeling items by room
  • HEPA vacuuming and wiping hard items before they leave
  • Laundering or setting aside washable fabrics
  • An inventory of discarded items for your records
  • Returning and placing items once the room is cleared

When the water comes in spring

In April 2023 Salt Lake City, Salt Lake County, Millcreek and Emigration Canyon all declared local flooding emergencies as the snowpack came down. In a spring like that, the first thing to get wet in a basement is whatever sits on the floor: boxes of papers, holiday decorations, a couch, a guest bed. Moving and sorting those quickly decides how much of it can still be saved.

How the job runs, step by step

  1. 1

    Walk the room with you

What is affected and what matters most.

  2. 2

    Photograph everything

    By room and item group.

  3. 3

    Sort

    Clean, cleanable, not salvageable.

  4. 4

    Wrap and label

So it comes back to the right place.

  5. 5

    Move out

Through a clean path, away from the work.

  6. 6

    Clean what can be saved

    Alongside the remediation.

  7. 7

    Return and place

    Once the room is cleared.

How long your things are out of the room

Pack-out happens on the first day of the job, before containment goes up. Belongings stay out until the room is cleaned, dried and checked, which depends on the size of the remediation.

Cleaning of salvageable items runs alongside the main work, so most things are ready to return the day the room is.
